3. Do I need to be there during the inspection?
You don’t have to attend, but we strongly encourage it! Walking through the property with your inspector allows you to see issues firsthand, ask questions, and learn about your home’s systems in real time.
4. What will I receive after the inspection?
You’ll get a comprehensive digital report within 24 hours. It includes:
  • Summaries of key findings
  • High-resolution photos and video (when applicable)
  • Repair and maintenance recommendations
  • Clear explanations written in plain language
5. What’s not included in a standard home inspection?
Our inspections follow the InterNACHI Standards of Practice. We don’t perform destructive testing or move personal belongings. Optional add-ons include:

  • Termite/WDO Inspection
  • Water Quality Analysis

6. How much does a home inspection cost?

  • Advanced Diagnostic Inspection – Flat Fee $1,499 (includes Thermal Imaging + Expedited Water Testing)
7. Can a home fail an inspection?
No — a home inspection isn’t a pass/fail exam. It’s an objective condition report. The findings help you decide whether to:

8. Are home inspections required before buying a home?

4. Do buyers still need their own inspection?
Yes, most will still have one done — but providing your Pre-Listing report shows transparency, often reducing repair requests and speeding up closing.
5. What is a Re-Inspection?
A Re-Inspection verifies that previously identified issues have been properly repaired. Typical pricing:
  • Up to 20 items – $250
  • 21–30 items – $375
  • 31+ items – $425+
6. What is a Builder’s Warranty Inspection?
For new homes, our Builder’s Warranty (11-Month) Inspection identifies defects before your builder’s 1-year warranty expires — saving you from paying for repairs later.
7. What if issues are found during my Pre-Listing Inspection?
