Home Inspection FAQs

Answers for Buyers & Sellers from SureSight Property Consultants

Buying or selling a home comes with a lot of questions — and we’re here to make the process clear, transparent, and stress-free. Below you’ll find answers to the most common questions, whether you’re a buyer evaluating your next investment or a seller preparing your property for market.

🏠 For Home Buyers

1. What is a home inspection?
A home inspection is a non-invasive, professional assessment of a property’s major systems — including the foundation, roof, HVAC, plumbing, and electrical. Our InterNACHI-certified inspectors evaluate your home’s condition and identify safety, maintenance, and repair issues so you can make informed decisions.
2. How long does a home inspection take?
Most inspections take 2 to 3 hours, depending on the home’s size, age, and complexity. Larger or older homes may require additional time.
3. Do I need to be there during the inspection?
You don’t have to attend, but we strongly encourage it! Walking through the property with your inspector allows you to see issues firsthand, ask questions, and learn about your home’s systems in real time.
4. What will I receive after the inspection?
You’ll get a comprehensive digital report within 24 hours. It includes:
  • Summaries of key findings
  • High-resolution photos and video (when applicable)
  • Repair and maintenance recommendations
  • Clear explanations written in plain language
5. What’s not included in a standard home inspection?
Our inspections follow the InterNACHI Standards of Practice. We don’t perform destructive testing or move personal belongings. Optional add-ons include:
  • Radon Testing
  • Sewer Scope Inspection
  • Mold & Air Quality Testing
  • Termite/WDO Inspection
  • Water Quality Analysis
These can be bundled for a more complete evaluation.
6. How much does a home inspection cost?
Inspection prices vary by package:
  • Essential Home Inspection – Starting at $425
  • Comprehensive Inspection – Starting at $900 (includes Sewer Scope + Radon)
  • Advanced Diagnostic Inspection – Est. $1,499 (includes Thermal Imaging + Expedited Water Testing)
7. Can a home fail an inspection?
No — a home inspection isn’t a pass/fail exam. It’s an objective condition report. The findings help you decide whether to:
  • Proceed with confidence
  • Re-negotiate with the seller
  • Request repairs before closing
8. Are home inspections required before buying a home?
While not required by law, they’re strongly recommended. An inspection protects your investment, identifies potential deal-breakers, and gives you leverage in negotiations.
9. Can I order a home inspection for a new construction home?
Absolutely. We offer New Construction Phase Inspections, including:
  • Foundation Inspection
  • Pre-Drywall Inspection
  • Final Walk-Through
These ensure your builder’s work meets proper standards before closing.
10. How soon will I get my inspection report?
Your digital report is usually delivered within 24 hours. For tests requiring lab results (like radon or water), you’ll receive an update within 2–3 business days.
11. What if I have questions after the inspection?
We’re always here to help. Your inspector remains available to discuss your report, clarify findings, and guide your next steps.
12. Can I combine inspections or bundle services?
Yes! Many buyers bundle services for more savings and insight. Popular combinations include:
  • Home + Sewer Scope + Radon (Comprehensive Package)
  • Home + Water Quality + Thermal Imaging (Advanced Diagnostic)
  • Pre-Offer 4 Point + Walk and Talk for competitive markets
13. How do I schedule an inspection?
Scheduling is simple. You can book online using our secure portal, or contact us directly. We offer flexible scheduling, including weekends and same-day appointments when available.
