Why Routine Rental Inspections Matter

As a landlord, your rental property is one of your most valuable investments — and maintaining it properly ensures long-term value, safety, and tenant satisfaction. Most landlords understand the importance of move-in and move-out inspections, but many overlook the value of ongoing maintenance inspections during tenancy.

Routine inspections (typically every 6 to 12 months) allow you to identify maintenance issues before they become expensive problems, ensure tenant compliance with lease terms, verify that safety systems are fully functional, and plan seasonal maintenance such as HVAC tune-ups or gutter cleaning.

Our Rental Property Inspection Options

We offer two levels of inspection to meet your specific property management needs:

Standard Property Maintenance Inspection

A focused, compliance-based inspection covering essential safety and functionality items.

  • Safety: Stair railings (3+ risers), smoke detectors (<10 years old), and carbon monoxide detectors.
  • Utilities & Electrical: Active service, safe wiring, functional outlets/switches, and GFCI protection.
  • Plumbing: Leak-free fixtures, working toilets, and water temperatures above 110°F.
  • Exterior & HVAC: Sealed against weather intrusion, gutters channeling water, and operational heating.

Includes a full inspection checklist for documentation.

Premium Property Maintenance Inspection

A comprehensive evaluation of both interior and exterior systems, ideal for long-term maintenance or pre-renewal evaluations.

  • Exterior: Roof coverings, drainage systems, flashing, foundation, grading, walkways, and exterior finishes.
  • Interior: Testing of HVAC, plumbing (fixtures, supply lines, water heater, sump pumps), and electrical systems.
  • Termite/WDO: Full interior and exterior assessment for termites, carpenter ants, and wood-boring pests.

Includes a comprehensive digital report with photos, videos, and detailed notes.

Rental Property Maintenance and Inspection FAQ

1. How often should I have my rental property inspected? +
We recommend conducting routine inspections every 6 to 12 months, depending on the age and condition of your property. Older homes may benefit from more frequent checkups to prevent wear-related issues.
2. What’s the difference between the Standard and Premium inspections? +
The Standard Inspection focuses on safety, compliance, and basic maintenance items like electrical outlets, plumbing fixtures, and detectors. The Premium Inspection adds a deeper evaluation of structural components, HVAC, roof, and includes a termite/WDO inspection for complete coverage.
3. Do tenants need to be present during the inspection? +
Tenant presence isn’t required but often helpful for coordination and documentation. We recommend notifying tenants at least 24–48 hours in advance per Maryland rental laws.
4. Will I receive documentation after the inspection? +
Yes. Both inspection levels include digital documentation — the Standard Inspection includes a checklist, while the Premium Inspection provides a photo and video report detailing all findings and recommendations.
5. Can you perform inspections between tenants? +
Absolutely. Move-in and move-out inspections are a perfect time to assess property condition, document any damages, and plan repairs before new tenants arrive.
6. Do you inspect multi-unit or commercial rental properties? +
Yes. SureSight Property Consultants provides maintenance inspections for multi-family homes, apartment buildings, and small commercial properties. Custom pricing is available for multi-unit packages.
7. Can I schedule routine inspections automatically? +
Yes — we can help you set up annual or bi-annual maintenance schedules so inspections are performed consistently without missing a season.
8. What happens if maintenance issues are found? +
Your report will detail the issue, potential causes, and recommended next steps. We can refer you to trusted contractors or specialized professionals for repairs if needed.
