Chimney Inspection

Level 1 and Level 2 Chimney Inspections in Maryland, DC, and Northern Virginia to help keep your fireplace and venting systems safe, compliant, and operating efficiently.

Service Overview

SureSight Property Consultants provides professional Chimney Inspection Services in Maryland, DC, and Northern Virginia, ensuring your fireplace and venting systems are safe, compliant, and operating efficiently. Our certified inspectors follow National Fire Protection Association (NFPA) standards, performing both Level 1 and Level 2 Chimney Inspections based on your home’s condition and needs.

What’s Included

Level 1 Chimney Inspection

A Level 1 Inspection is the minimum required annual inspection for chimneys and venting systems under normal operating conditions. It is included with every Full Home Inspection.

What We Check:

  • Visual inspection of the chimney’s exterior structure.
  • Visual inspection of the interior flue and accessible chimney sections.
  • Inspection of appliance connections and vent terminations.

This inspection ensures there are no visible obstructions, excessive creosote buildup, or structural issues in readily accessible areas.

Level 2 Chimney Inspection

A Level 2 Inspection is recommended when:

  • You’re buying or selling a home.
  • The fuel type or appliance has changed (e.g., gas to wood-burning).
  • A chimney fire, storm, or structural event may have caused damage.
  • The flue has been repaired, relined, or altered.

This in-depth evaluation includes everything in Level 1 plus:

  • Examination of attics, crawlspaces, and other accessible areas.
  • Use of a video camera scan to inspect the flue liner for cracks, gaps, or structural damage.
  • Detailed documentation with photos and video for reference.
Note: Level 2 Inspections are add-on or standalone services and fall outside the scope of a general home inspection.

Level 3 Chimney Inspection

A Level 3 Inspection is only required when a major hidden defect is suspected and demolition or wall removal is necessary to access concealed chimney sections.

Availability: SureSight Property Consultants does not perform Level 3 inspections. If Level 2 findings indicate the need for further evaluation, we will refer you to a certified chimney sweep or structural contractor for advanced assessment and repair.

Documentation & Report Delivery

Digital photos and documentation are provided as applicable. Reports are typically delivered within 24 hours of the inspection.

Typical duration: Level 1 Inspections: approximately 30–45 minutes. Level 2 Inspections: approximately 60–90 minutes, depending on accessibility and chimney length.

Why a Chimney Inspection Is Essential

Fire Risk Is Real

According to the NFPA, there are more than 25,000 chimney fires every year in the U.S., resulting in over $125 million in property damage.

  • Nearly 3 in 10 house fires originate from a fireplace or chimney.
  • 48% of heating-related fires occur in winter months (December – February).
  • Over 65% of wood stoves in use today are outdated and inefficient.

Creosote & Hidden Hazards

The leading cause of chimney fires is creosote buildup—a flammable, tar-like substance that forms as wood burns. Without routine inspection and cleaning, creosote can ignite, causing severe structural damage or total home loss.

What inspections help prevent: fire, smoke infiltration, and carbon-monoxide risks by identifying hazards early and verifying your system is venting properly.
Protect Your Home from Chimney Fires: Regular chimney inspections are an essential part of home maintenance. Whether you use your fireplace daily or only during colder months, professional inspection supports safety, efficiency, and peace of mind.

When You Need a Chimney Inspection

Annual Maintenance

Level 1 is best for annual maintenance on an existing system that has not changed in use or performance.

Buying or Selling a Home

Level 2 is recommended for property transfers and includes camera scanning and attic/crawlspace access to identify hidden issues.

Appliance or Fuel Changes

Level 2 is required when the fuel source or appliance has changed (for example, switching from wood to gas, or gas to wood-burning).

After Damage or Alterations

Level 2 is required after a chimney fire, storm, or structural event, and when repairs, relining, or alterations have been made to the system.

NFPA recommendation: The NFPA recommends an annual chimney inspection, regardless of how frequently you use your fireplace. Seasonal temperature shifts, humidity, and animal nesting can affect chimney performance even during periods of disuse.

Chimney Inspection – Frequently Asked Questions

What is a chimney inspection, and why is it important? +
A chimney inspection is a professional evaluation of your fireplace and venting system designed to ensure it operates safely and efficiently. According to the National Fire Protection Association (NFPA), chimneys should be inspected annually to prevent creosote buildup, structural damage, and fire hazards. Regular inspections help detect issues early, reducing the risk of chimney fires, smoke infiltration, or carbon monoxide exposure.
What are the different levels of chimney inspections? +
The NFPA 211 Standard outlines three levels of chimney inspections:
  • Level 1: A basic visual inspection of accessible areas — included with every full home inspection.
  • Level 2: A detailed inspection with camera scanning and attic/crawlspace access — recommended for property transfers, appliance changes, or after damage.
  • Level 3: An intrusive inspection requiring partial disassembly — only performed when a severe hidden defect is suspected (SureSight does not offer Level 3 inspections but will refer qualified professionals if needed).
When do I need a Level 1 vs. Level 2 inspection? +
Level 1 – Best for annual maintenance on an existing system that has not changed in use or performance.

Level 2 – Required when:
  • You’re buying or selling a home.
  • The fuel source or appliance has changed (e.g., switching from wood to gas).
  • A chimney fire, storm, or structural event has occurred.
  • Repairs, relining, or alterations have been made to the system.

Level 2 inspections include video scanning of the flue to check for cracks, gaps, or hidden damage.
How often should I have my chimney inspected? +
The NFPA recommends an annual chimney inspection, regardless of how frequently you use your fireplace. Seasonal temperature shifts, humidity, and animal nesting can all affect chimney performance even during periods of disuse.
What are common issues found during a chimney inspection? +
Some of the most frequent problems our inspectors find include:
  • Excessive creosote buildup and soot accumulation.
  • Cracked or deteriorated flue liners.
  • Loose or missing chimney caps or crowns.
  • Moisture damage from flashing or masonry leaks.
  • Blockages from nests or debris restricting airflow.
Identifying these problems early can prevent fires, smoke damage, and costly repairs.
Do you provide video footage or documentation? +
Yes. Every Level 2 Chimney Inspection includes digital photos and video footage of the interior flue and chimney structure. You’ll also receive a written digital report outlining findings, safety concerns, and recommendations for maintenance or repair.
How long does a chimney inspection take? +
Level 1 Inspections: Approximately 30–45 minutes.
Level 2 Inspections: Approximately 60–90 minutes, depending on accessibility and chimney length.

Reports are typically delivered within 24 hours of the inspection.
Are chimney inspections included in a home inspection? +
Yes — a Level 1 chimney inspection is automatically included with every SureSight full home inspection. However, a Level 2 inspection (with camera scan and attic/crawlspace review) must be scheduled as an add-on or standalone service.
How much does a chimney inspection cost? +

Level 2 Chimney Inspection (Camera Scan) $350 $400
Each inspection includes: a NFPA-compliant evaluation, digital documentation, and clear recommendations for maintenance or repair.
