A Walk and Talk Consultation is a verbal, observation-only property review conducted during a showing or pre-offer walk-through. It’s designed for situations where a traditional home inspection isn’t permitted or practical.

It’s not a formal home inspection — no tools, ladders, or reports are used — but it gives buyers a trained professional’s perspective. Our inspector will identify visible red flags and answer your questions on-site.

What is a Walk and Talk Consultation?
It is an on-site verbal consultation performed by a certified inspector during a property showing. It’s designed for situations where full inspections aren’t allowed.
How is it different from a home inspection?
It does not follow InterNACHI Standards of Practice, no tools or ladders are used, and no written report is provided. The inspector uses only a flashlight and provides verbal feedback.
Will I receive a report or photos?
No. Findings are communicated verbally only, and you’re encouraged to take your own notes during the consultation.
Can this replace a home inspection?
No — it’s meant to complement the home-buying process, not replace a full inspection. If your offer is accepted, we recommend scheduling a complete home inspection as soon as possible.
What tools are used?
