How Our Pricing Works

Size of the Home

Larger homes take more time to inspect and report accurately. Base rates scale with total square footage.

Age of the Home

Older homes involve historical construction methods, aging systems, and components requiring detailed evaluation.

Location / Distance

Homes outside our primary service radius require additional travel time, which is accounted for upfront.

Scope of Services

Advanced diagnostic testing (like sewer scopes or thermal imaging) are priced separately or bundled for savings.

General Inspection & Technology

Can I attend the inspection? Do I need to be present?
Yes, we highly encourage you to attend! While it is not strictly required, being present allows your inspector to walk you through findings in real-time, explain system components, and answer your questions firsthand so you fully understand your home's condition.
What tools or technology do you use during the inspection?
Our certified inspectors use state-of-the-art diagnostic equipment. Depending on your package, this may include fiber-optic video cameras for sewer lines, continuous radon monitors for air testing, infrared thermal imaging cameras to detect hidden moisture/electrical heat, and advanced moisture meters.
Can I bundle additional services with my Essential Inspection?
Definitely. If you select the Essential base package, you can add individual services like Radon Testing, a Sewer Scope, Mold Testing, or Thermal Imaging a la carte. Ask your inspector about custom bundle discounts when scheduling.

Pricing & Warranties

What warranties are included in the Advanced Diagnostic Package?
The Advanced Diagnostic Inspection is our "Gold Standard" and includes multiple warranties at no additional cost: a 120-Day Structural & Mechanical Warranty, a 90-Day Water & Sewer Line Warranty, a 5-Year Roof Leak Protection plan, and a Mold Safe Warranty.
Are your prices final or are there hidden fees?
We believe in upfront, transparent pricing. As outlined in our pricing structure, costs are determined by the home's square footage, age, distance, and the specific diagnostic tests requested. There are no hidden fees or post-inspection upcharges.

Specialized Testing (Radon, Sewer, Water)

Do I need radon testing if the home has no basement?
Yes. Radon is an invisible, odorless gas that is a leading cause of lung cancer. It can enter your home through cracks in foundations or slab floors—even in homes without basements. Continuous air monitoring ensures your indoor air is safe.
Is the sewer scope included in the Comprehensive price?
Yes! The Sewer Scope Inspection is built directly into our Comprehensive and Advanced Diagnostic packages at no extra cost, providing a fiber-optic video evaluation of your main sewer line to check for roots and blockages.
How often should I schedule Well, Septic, & Water testing?
If you are on rural systems, we recommend: Water Quality testing annually; Well Mechanical inspections every 2-3 years (or if pressure drops); and Septic System evaluations every 3-5 years to prevent failures and contamination.

New Construction Specifics

Do you inspect new construction homes? Why is it needed?
Absolutely. Even the best builders make mistakes, and municipal code inspectors only check for minimum compliance. We perform phased inspections (Foundation, Pre-Drywall, Final Walkthrough) to ensure quality standards are met before the walls are closed up.
Can you perform my 11-Month Warranty inspection if I didn’t use you previously?
Yes. We can evaluate any new construction home under warranty, regardless of who performed the initial phase inspections. We will provide a detailed, photo-rich report outlining all findings so you can hand it directly to your builder for warranty repairs before your coverage expires.
