In a fast-moving real estate market, buyers don’t always have time to schedule a full inspection before making an offer. A Pre-Offer 4 Point Inspection provides critical insight within hours, allowing you to move forward confidently — and later follow up with a full inspection once under contract.
How long does the inspection take?
Most Pre-Offer 4 Point Inspections take 60–90 minutes. Because the evaluation focuses on key systems, it’s designed to deliver fast, high-value insight without slowing down your offer timeline.
Will this satisfy insurance or lender requirements?
No. This inspection is designed for informational purposes only prior to making an offer and does not meet insurer or lender documentation requirements. For insurance requirements, a formal 4-Point Insurance Inspection must be scheduled.

Walk and Talk Consultation

A Walk and Talk Consultation is a verbal, observation-only property review conducted during a showing or pre-offer walk-through. It is not a formal home inspection, but it gives buyers a trained professional’s perspective before committing to an offer.

  • Visual Only: Flashlight use only. No tools, ladders, or specialized instruments are used to comply with showing restrictions.
  • Real-Time Feedback: There is no written report or photos provided. All findings are discussed verbally on-site.
  • Multi-Property Tours: Book 4-hour or 8-hour blocks to have an inspector accompany you to several showings in one day.
Pricing: Single Property Consultation: $250 (up to 1 hour). Additional Time: $100 per 30 mins. Multi-Property 4-Hour Block: $675.

When should I choose a Walk and Talk Consultation?
This service is ideal in highly competitive markets or when a seller limits inspection options (such as "as-is" only listings). It’s perfect for hot properties where you need quick, professional insight to formulate a strong bid.
Can I attend the consultation?
Yes! In fact, we encourage you to walk alongside the inspector. You’ll gain valuable on-site knowledge and are encouraged to take your own notes as the inspector points out visible red flags.
Do I get a discount if I book a full inspection later?
Yes. If your offer is accepted, book your full home inspection with SureSight within 30 days of your consultation, and receive a $100 credit toward your full inspection fee.
